Most tank water heaters last 8 to 12 years, and the label on the side tells you which end of that range you are on. Find the rating plate, read the serial number, and you have the manufacture date. Then watch for six warning signs, because a tank that is about to fail almost always tells you first. The heaters that flood a unit are usually the ones nobody looked at, not the ones that failed without notice.
Here is how to read the age, what the warning signs mean, and how to decide between replacing on a schedule and replacing on a Tuesday when the ceiling is wet.
Step one, find the age
Look for the rating plate, a metal or foil label on the side of the tank, usually toward the top. Some manufacturers print a manufacture date field outright, which makes this easy. Most encode it in the serial number instead.
The general pattern across brands is that the first four characters of the serial carry the date, usually some combination of year and week or month and year. The specific scheme varies by manufacturer and it has changed over the years within brands, so the reliable path is to note the brand and the full serial, then look up that brand's serial number decoder. Searching the brand name plus "serial number age" gets you there in a minute, and the manufacturer's own support page is the source to trust.
Two shortcuts that work when the label is unreadable, and labels do get unreadable in a hot garage or a damp crawlspace. First, check the permit sticker or inspection tag if the install was permitted. Second, look for an installer's sticker, since most plumbers date their work. If none of that survives and the tank looks old, treat it as old.

Step two, the six signs it is going
1. Rusty or brown hot water
If the hot side runs discolored and the cold side is clear, the tank's interior lining is likely failing and the steel underneath is corroding. This is not a filter problem. A tank producing rusty water is on borrowed time.
2. Popping, rumbling, or banging
That is sediment. Minerals settle to the bottom of the tank, the burner or element heats through the layer, and trapped water flashes to steam and pops. Sediment insulates the bottom of the tank from the water, which drives up energy use, overheats the steel, and shortens the life of the unit. Some of it can be flushed. A tank that has been rumbling for years has already taken the damage.
3. Not enough hot water, or lukewarm water
A tank that used to give you two showers and now gives you one has either heavy sediment, a failed lower element in an electric unit, a dip tube problem, or a thermostat issue. Some of those are cheap repairs on a young tank. On a ten year old tank, the diagnosis usually is not worth paying for twice.
4. Water at the base
Look at the floor and at the drain pan. Any standing water, mineral crust, or rust streaking down from a fitting deserves attention. A weeping fitting is often repairable. Water seeping from the tank body itself is not repairable at any price, and it means the tank is already open. Tanks in this state do not get better and often go from a seep to a full failure quickly.
5. A dripping temperature and pressure relief valve
The T and P valve is a safety device that opens when temperature or pressure exceeds its limit. An occasional drip can mean thermal expansion in a closed plumbing system, which points to a missing or failed expansion tank, and it can also mean an overheating tank or a failing valve. Any of the three is worth diagnosing. This is not a valve to cap, plug, or ignore.
6. Age past ten years, with anything else on this list
Age alone is not a failure. Age plus any one of the five items above is a replacement conversation, and age plus a location where a leak does real damage is a replacement conversation on its own.
Why location changes the whole calculation
A 40 or 50 gallon tank does not release 40 gallons when it fails. It releases 40 gallons and then keeps releasing supply water until somebody shuts the valve, which on a vacant unit or an unoccupied second home can be a very long time.
Stack that against location. A heater in a garage or an unfinished basement with a floor drain fails into concrete, and you replace the heater. A heater in a second floor closet or an interior utility room fails into flooring, ceiling drywall below, insulation, cabinetry, and baseboards, and now you are dealing with drying equipment, demolition, and an insurance claim. The heater is the small part of that number.
Which is why the age of the tank is not the only input. A twelve year old heater in a garage is a watch item. A ten year old heater above finished living space is a scheduled replacement.
What actually extends the life
- Flush the tank annually. Removes sediment before it insulates and overheats the bottom of the tank.
- Inspect the anode rod around year five. The anode is a sacrificial metal rod that corrodes so the tank does not. Once it is consumed, the tank starts spending itself. Replacing a rod is far cheaper than replacing a tank.
- Test the T and P valve. Per the manufacturer's instructions, and if it will not reseat, replace it.
- Confirm there is a working expansion tank if the plumbing system is closed. Pressure with nowhere to go beats on the tank and every fixture in the unit.
- Set the thermostat around 120 degrees. Lower scald risk, less mineral deposition, lower energy use.
- Make sure the drain pan has a drain line that actually goes somewhere. A pan draining to nothing is decoration.
- Add a water leak sensor. Inexpensive, and on a rental it is the difference between a phone call and a claim.
Hard water shortens every one of these intervals. Much of Middle Tennessee runs moderately hard, so sediment is a normal fact of life here rather than a sign something is wrong.
Replacing on schedule versus replacing on failure
Replacing a functioning ten or eleven year old heater feels like throwing money away, and on a single owner occupied house with the tank in a garage, waiting is a defensible choice. On a rental, the math is different. A scheduled replacement is one flat quote, one appointment, no tenant displacement, and no water damage. A failure is the heater plus drying, plus drywall, plus flooring, plus a deductible, plus the tenant relationship, plus whatever it costs you in vacancy if the unit becomes unlivable.

On tankless: it can last longer than a tank and it eliminates the stored water failure mode, and it costs more up front, may need gas line or venting changes, and requires periodic descaling in hard water. It is a real option and it is not a maintenance free one.
What to do when one starts leaking
- Shut the cold water supply at the valve on top of the tank, or the main if that valve will not turn.
- Kill the energy source. Breaker off for electric, gas valve to off for gas.
- Drain the tank with a hose to a safe location, and move anything of value out of the water's path.
- Document it. Photos of the tank, the label, the pan, and the affected area. This is what an insurer and an owner both need.
- Get it scheduled. Tenants and owners can submit through the service request form. We confirm requests within two business hours and schedule routine work within 48 hours.
Teaching tenants those first two steps, ideally with a labeled shutoff at move in, is one of the highest value five minute conversations in property management.
