We built this for our own portfolios first.
Upkeep was not started by a maintenance company looking for customers. It was started by real estate investors and property managers who could not find a maintenance company worth keeping. We own and manage rental property across Middle Tennessee, and for years maintenance was the hardest part of the business. So we built the company we needed, used it on our own portfolio, and then opened it to everyone else.
The problem we lived
If you own or manage rentals, you already know the routine. A work order needs three different contractors. Nobody calls back. The unit sits vacant while trades get scheduled one at a time. The invoice arrives higher than the quote, with no photos and no explanation.
- Chasing separate plumbers, painters, and handymen for one unit
- Vacancy days stacking up between uncoordinated trades
- Surprise invoices you have to explain to owners
- No documentation, so every dispute is your word against theirs
What we built instead
We built one crew that covers every trade, quotes flat before the work starts, coordinates the whole job, and photographs everything. Our own units ran through it first. More than 350 units across Middle Tennessee run through it now.
- Twelve trades under one roof, one point of contact
- Flat-rate quotes before work begins, no surprises
- Turnovers packaged and scheduled as one job, not four
- Photo documentation on every work order
Because we invest, we think like you do.
Maintenance is asset protection
We do not see a work order, we see a property's value on the line. Deferred maintenance is debt, and we treat every repair like it is coming out of our own returns. Because on our own units, it is.
Vacancy math drives everything
We know exactly what an empty unit costs per day, so turnovers run as one coordinated job on a schedule you can put in a listing. Owners should never lose rent to contractor scheduling.
Built for property managers
We answer to owners on our own portfolio, so we know what you need to show yours. Confirmed work orders, documented jobs, and invoices that never need an apology.
Struggling with maintenance? We were too.
Call us and we will walk your properties, set response expectations, and run your maintenance the way we run our own.
